If you do not agree to these Terms, you must not access or use the Platform. These Terms apply to all users, including buyers, sellers, real estate agents, and any other visitors.
Real Direct Jamaica is an online platform that facilitates the listing, discovery, and inquiry of real estate properties in Jamaica. The Platform connects property sellers with potential buyers. We do not act as a real estate broker, agent, or party to any transaction. We are not involved in any transaction between buyers and sellers and do not verify the legality, accuracy, or completeness of listings unless explicitly stated.
Information provided on the Platform, including property descriptions, valuations, mortgage estimates, and AI-generated content, is for general informational purposes only and does not constitute legal, financial, tax, or real estate advice. You should consult with a qualified professional before making any decisions related to the purchase, sale, or financing of real estate. AI-generated descriptions and price estimates are approximations and should not be relied upon as definitive.

Sellers are solely responsible for the content and accuracy of their property listings. Real Direct Jamaica may offer optional AI-powered or manual verification services, but these do not guarantee the legality, ownership, or condition of any property. We reserve the right to remove or reject any listing at our sole discretion without notice.
Any transaction, communication, agreement, or dispute arising between a buyer and a seller is solely between those parties. Real Direct Jamaica is not a party to any such transaction and bears no responsibility for the conduct of any user on or off the Platform. We do not guarantee the performance or outcome of any transaction.
To the fullest extent permitted by Jamaican law, Real Direct Jamaica, its owners, officers, employees, affiliates, and partners shall not be liable for any direct, indirect, incidental, consequential, special, or punitive damages arising out of or related to your use of, or inability to use, the Platform. This includes, without limitation, damages for lost profits, loss of data, property damage, or claims by third parties. You use the Platform entirely at your own risk.
You agree to indemnify, defend, and hold harmless Real Direct Jamaica and its affiliates from and against any and all claims, liabilities, damages, losses, costs, or expenses (including reasonable attorneys' fees) arising out of or in connection with your use of the Platform, your violation of these Terms, or your violation of any law or the rights of any third party.
All content, features, and functionality of the Platform—including text, graphics, logos, and software—are the exclusive property of Real Direct Jamaica or its licensors and are protected by Jamaican and international copyright and trademark laws. You may not reproduce, distribute, or create derivative works without our prior written consent.
Agent subscription plans and one-time services (such as listing verification) are billed through Stripe. Subscription fees are non-refundable except as required by law. We reserve the right to change pricing at any time with reasonable notice. Cancelled subscriptions remain active until the end of the current billing period.
Your use of the Platform is also governed by our Privacy Policy. By registering, you consent to the collection, use, and sharing of your data as described in that policy, including synchronization with third-party CRM systems such as GoHighLevel.
We may suspend or terminate your account at any time, without notice, if we believe you have violated these Terms or applicable law. Upon termination, your right to use the Platform ceases immediately. Sellers and buyers may also close their accounts at any time.
We may update these Terms from time to time. Continued use of the Platform after changes are posted constitutes your acceptance of the revised Terms. We encourage you to review this page periodically.
These Terms are governed by the laws of Jamaica. Any dispute arising out of or relating to these Terms or the Platform shall be resolved exclusively in the courts of Jamaica, and you submit to the jurisdiction of those courts.
Real Direct Jamaica operates an online advertising, communication, lead-generation and technology platform for property owners, prospective buyers, prospective tenants, real-estate professionals and related service providers.
Real Direct Jamaica is not a real-estate dealer, real-estate salesperson, broker, buyer's agent or seller's agent. Real Direct Jamaica does not represent any party in a property transaction and does not create an agency, fiduciary, brokerage, employment, partnership or joint-venture relationship between Real Direct Jamaica and any user.
Unless expressly stated otherwise, Real Direct Jamaica does not:
Any communication or introduction made through the Platform is provided for informational, advertising and lead-generation purposes only. Users are responsible for obtaining independent professional advice and appointing a properly licensed real-estate professional where required.
Real-estate agents, dealers, salespersons, brokers and other professionals appearing on the Platform operate independently from Real Direct Jamaica. They are not employees, representatives, partners or agents of Real Direct Jamaica and are not authorized to make commitments on behalf of Real Direct Jamaica.
A professional profile may indicate that the professional has provided licence information or that licence information has been reviewed by Real Direct Jamaica. Such an indication does not constitute an endorsement, guarantee or continuing confirmation that the professional's licence remains active, unrestricted or in good standing.
Each real-estate professional is solely responsible for:
Before engaging a real-estate professional, users should independently verify the professional's identity, licence status, qualifications and authority to provide the relevant services.
Real Direct Jamaica may request supporting documentation, correct a profile, suspend a profile or remove a professional from the Platform when licence information cannot be verified or appears inaccurate. Real Direct Jamaica does not guarantee the competence, conduct, availability or performance of any independent professional.
A "Lead" means contact information or an enquiry submitted by a person who may be interested in buying, selling, renting, financing or obtaining a service relating to real estate.
Leads may be offered as either exclusive or non-exclusive. The applicable lead type must be identified before an agent or service provider purchases, accepts or receives the Lead.
An exclusive Lead is provided by Real Direct Jamaica to only one participating agent or service provider during the exclusivity period identified in the applicable offer.
Exclusivity applies only to Real Direct Jamaica's distribution of that Lead. It does not prevent the prospective customer from:
Real Direct Jamaica does not guarantee that an exclusive Lead has communicated with another agent or service provider through a source outside the Platform.
A non-exclusive Lead may be provided or sold to more than one participating agent or service provider. The maximum number of recipients, if applicable, may be disclosed in the relevant offer.
A Lead represents an expression of possible interest and not a guaranteed client, appointment, transaction or source of revenue.
Real Direct Jamaica may use forms, automated systems and artificial intelligence to collect information and assess the apparent relevance or readiness of a Lead.
This process does not guarantee the Lead's identity, financial capacity, intentions, accuracy, eligibility or likelihood of completing a transaction.
Agents and service providers are responsible for conducting their own qualification, identity verification, due diligence and follow-up.
Certain Platform features require a paid subscription. The applicable price, currency, billing frequency and included services will be displayed when the user subscribes.
Unless otherwise stated at checkout:
Users must maintain complete and accurate billing information. If a payment cannot be processed, Real Direct Jamaica may restrict or suspend access to paid features until the outstanding amount is paid.
Real Direct Jamaica may change its subscription prices or included features by giving reasonable advance notice. A price change will apply from the beginning of the next renewal period following the notice, unless a different effective date is required by applicable law.
Any agent who subscribes to the Platform grants Real Direct Jamaica the full agreement and permission to promote their profile — including their name, photograph, branding and contact details — through social media and other marketing channels operated by Real Direct Jamaica. This consent applies for the duration of the subscription and may be withdrawn in writing, where reasonably possible, after the subscription ends.
A user may cancel a subscription through the account settings or by contacting Real Direct Jamaica using this form.
Unless otherwise stated:
To avoid another renewal charge, the cancellation request must be received before the renewal date. The user is responsible for retaining the cancellation confirmation.
Real Direct Jamaica may suspend or terminate a subscription for non-payment, misuse of the Platform, inaccurate licence information, unlawful conduct or a material breach of these Terms.
Except where required by applicable law or expressly stated in a specific offer, subscription payments, lead purchases, advertising fees, verification fees and other amounts paid to Real Direct Jamaica are non-refundable once the applicable service, access, placement or Lead has been delivered or activated.
Cancellation of a subscription does not ordinarily entitle the user to a full or partial refund for the current billing period.
Real Direct Jamaica may, at its discretion, issue a refund or account credit where:
Dissatisfaction with a Lead, failure to contact a Lead, failure of a Lead to respond, or failure to complete a transaction does not by itself qualify for a refund.
A request must be submitted to our form (https://realdirectjamaica.com/contact) within 7 days after the charge and must include the account information, payment date, amount charged and reason for the request.
Nothing in this section limits any non-waivable right or remedy available under applicable law.
Real Direct Jamaica may offer paid advertising, featured profiles, sponsored listings, promoted content, priority placement or other enhanced-visibility services.
Paid placements may appear more prominently or higher in search results, directories, recommendation pages or other areas of the Platform. A higher position does not necessarily mean that the advertiser, professional, service provider or property is better qualified, more suitable, more reliable or independently recommended by Real Direct Jamaica.
Where appropriate, paid placements will be identified using labels such as "Sponsored," "Featured," "Promoted" or similar wording.
Search results and rankings may be influenced by several factors, including:
Real Direct Jamaica does not guarantee any minimum number of views, enquiries, Leads, transactions or revenue from a sponsored placement unless such a guarantee is expressly included in a separate written agreement.
Property listings and related information may be submitted by property owners, real-estate professionals, developers, service providers or other third parties.
Real Direct Jamaica may review, format, organize, translate, summarize or enhance submitted information for presentation on the Platform. Real Direct Jamaica is not responsible for independently inspecting a property or confirming every statement contained in a listing.
Real Direct Jamaica does not guarantee the accuracy, completeness, legality, authenticity or current status of information relating to:
The person submitting a listing represents that they have the legal authority to submit and advertise the property and that the information provided is accurate, current and not misleading.
Some property and listing information displayed on the Platform may be sourced, imported or synchronized from other platforms, third-party websites, MLS feeds or external listing services. Where this is the case, that information is republished for the convenience of users and may not have been independently verified by Real Direct Jamaica. Real Direct Jamaica does not control the accuracy, timeliness or completeness of data originating from another platform, and discrepancies may exist between the source platform and the information shown here. Users should confirm critical details with the original source and conduct their own independent verification before relying on any such information.
Users must independently verify all material information before making a deposit, signing an agreement, transferring funds or entering into a transaction. Appropriate verification may include obtaining advice or documentation from a licensed real-estate professional, attorney-at-law, surveyor, valuer, financial institution, tax adviser, inspector or relevant public authority.
Suspected inaccurate, fraudulent or unauthorized listings should be reported to Real Direct Jamaica through the contact page.
Real Direct Jamaica may offer a verification process designed to improve the reliability of property listings published on the Platform. Depending on the level of verification selected, Real Direct Jamaica may request and review information such as the identity of the person submitting the listing, their authority to advertise the property, ownership or title-related documents, property location, photographs, listing details, and confirmation from a licensed real-estate professional or other relevant source. A "Verified" badge indicates only that specific information or documents were reviewed at a particular time. It does not constitute a legal opinion, title search, property inspection, valuation, appraisal, guarantee of ownership, or confirmation that the property is free from liens, disputes, defects, or other restrictions. Verification does not guarantee that all listing information remains accurate after the review. Buyers, tenants, and other users remain responsible for conducting their own due diligence and obtaining independent advice from qualified professionals before signing an agreement, paying a deposit, transferring funds, or proceeding with a transaction. Real Direct Jamaica may refuse, suspend, or remove verification if the required information cannot be confirmed or if the listing later appears inaccurate, misleading, unauthorized, or fraudulent.
The Platform may use artificial intelligence and automated tools to:
AI-generated content may be incomplete, inaccurate, outdated or inappropriate for a user's particular circumstances. It may not reflect all relevant facts, legal requirements, market conditions or professional standards.
AI-generated responses and other automated content do not constitute:
Users should not rely solely on AI-generated content when making legal, financial or real-estate decisions. Material facts and recommendations should be independently verified before action is taken.
Real Direct Jamaica does not guarantee that an AI-generated response will be accurate, available, error-free or suitable for a particular purpose. Users remain responsible for reviewing any AI-generated communication before relying on it or sending it to another person.
The appearance of a property, professional, service provider, advertiser or financial institution on the Platform does not constitute an endorsement or warranty by Real Direct Jamaica.
Real Direct Jamaica does not guarantee:
